Frequently asked questions

Why buy new?

New build homes are energy efficient meaning lower monthly bills, they’re usually very low maintenance and often come with up to 10 years build warranty- so you don’t need to sweat the small stuff.
Why use a scheme?

Most lenders would need you to show a high level of income if you were looking to purchase a property with a 5% or 10% deposit. This is sometimes unachievable. Most lenders with a new build property would like to see at least 15% deposit- so these schemes help buyers get their affordability to where it needs to be in order to have the keys to their dream home.
Why not Help To Buy?

The government Help To Buy scheme came to an end in 2022.
What about the Government’s mortgage guarantee scheme?

Some mortgage lenders have been offering mortgages with 5% deposits under the Government’s mortgage guarantee scheme, which ended 2022.

The Government’s mortgage guarantee scheme is only for pre-owned homes and not new build, making it very different from Deposit Unlock.
